Real Estate Speculation: An Agent of Gentrification

Much has been written in recent years about gentrification in Hochelaga-Maisonneuve. The influx of real estate investors to Hochelaga-Maisonneuve, encouraged by favourable public policies, appears to have had an impact on important tangible elements such as the rapid increase in property values, higher rents and pressure on low- and middle-income households.

As our contribution to this important and polarizing debate, we decided to be proactive in looking at certain structural causes of the phenomenon. In the course of our research, it became apparent that real estate speculation is an agent of gentrification.

In the research that follows, we have attempted to respond to the following questions: What is real estate speculation? What causes it? And most importantly, how can we act collectively in reorienting the market to better respond to the needs of the community
